Are we seeing a demographic shift back to the city?

Are we seeing a demographic shift back to the cities?  Today I read an article from the postwritersgroup that raises the question as to whether we are now seeing a shift from the suburbs back to the cities.  For years the trend in real estate has been a movement from the urban areas to the outlying suburban developments; is this changing?

According to the article, we are not going to see a mass exodus ftom the suburbs back to urban cores, but we are seeing an increase in new construction in close in suburbs.  Alan Ehrenhalt, the executive editor of Governing magazine states that "we are living at a moment in which the massive outward migration of the affluent that characterized the second half of the 20th century is coming to an end."

"What makes these shifts special," notes Ehrenhalt "is the signal that an America that seemed distined for everlasting individualization and sprawl is experimenting with new versions of community and sociability."

This movement started before the rapid surge in gas prices, but it will increase with rising gas prices and also with the increasing number of childless households as the baby boomers age.

What does this trend mean for Charlottesville, Virginia and Albemarle County?  We have already seen the gentrification of the Belmont neighborhood.  As more and more of the older Belmont homes have been bought up and given a trendy facelift, we have seen prices rise.  Increasingly there is a lack of affordable housing in Charlottesville.  The area workforce is forced to move farther out as prices in the city rise and young professionals move in.

An additional offshoot of this trend that we see is new developments constructed on the mixed use neighborhood design.  One that comes to mind is Belvedere which will include retail and commercial spaces, a townhall, parks, single family and attached homes designed to be walked to.  Another project that includes  neighborhoods as well as a retail segment is Old Trail in Crozet.

Of course, with the beautiful countryside of Albemarle County, and the emphasis on an active outdoor lifestyle, I don't think that we will see a total switch to citylife in our area.  Now, residents can choose between a more urban lifestyle or a country home.  We have ended up with something for everyone.

Central Virginia Tax Rates

One of the many pieces of information to consider when looking for a new home is the tax rate.  In Charlottesville, Virginia, Albemarle County, and the surrounding area there is a large variation in the tax rates.  For some people this may be a determing factor as to which Central Virginia Country they would like to live in.

The following are the tax rate for Charlottesville, Virginia and the surrounding counties.

Charlottesville, Virginia - $.95/$100 of assessed value

Albemarle County - $.71/$100 of assessed value

Louisa County - $.62/$100 of assessed value

Fluvanna County - $.48/$100 of assessed value

Greene County - $.72/$100 of assessed value

Orange County - $.47/$100 of assessed value

What's New at Glenmore - Golf Maintenence Goes Green

What's sgolfero unusual about a green golf course?  Grass is supposed to be green.  In the latest issue of  Piper Magazine, the publication of the Glenmore Country Club, Tim Thomas, the golf course superintendent, talks about the proceedures that the Glenmore Country Club has implemented to make its golf maintenance as environmentally friendly as possible.

When the course was first constructed a fertilization system was installed that injects fertilizer directly into the irrigation water thus minimizing fertilizer runoff, since the fertilizer is absorbed directly into the soil.

The course also embraces the concept of integrated pest management which has the goal of controlling pests with the least environmental impact.  Pesticides are only used in the event that the problem is at a level that would affect the long term health of the plant.  Also rather that using a broad spectrum pesticide, they use a product that only affects the particular pest targeting some metabolic process specific to that pest.

Growth regulators reduce the elongation of the grass, thus enabling a reduction in the number of times the grass needs to be mowed and as a result using less fuel and reducing the greenhouse gas emissions from mowers.

When the new pumping station which controls the irrigation system was constructed a system was selected that uses variable speed motors.  This means that the speed of the pumps varies according to the water demand of the irrigation system.  This has resulted in about a 20% saving of electricity.

According to Tim Thomas "The main goal I have for myself and the staff is to develop an awareness of everything in our maintenance program that affects the environment and the energy that is used in our day to day operation.  We strive to make our course as environmentally friendly as possible...When at all possible we try to foster cooperation, rather than competition with our environment."

I just got homekayaking from the best open house ever held at Bowlers Mill Lake Estates in Louisa County, Virginia.  Tonight's event was a broker's open house designed to introduce this exceptional community to the Realtors. 

What ingredients combined to make this the best open house ever?

A waterfront home at Lake Monticello is the perfect choice for a second home.  Although the majority of the homeowners at Lake Monticello live in the community year round, we are also seeing a number of clients from Northern Virginia who have discovered that a waterfront home at the Lake makes an excellent second home investment.

What's Happening At Glenmore? - The Glenmore Olympics

runnersWe have all been marveling at the feats of the Olympic Athletes.  Now its time for the Glenmore Olympics!  Unlike the real Olympians, all you need to be a competitor at the Glenmore Olympics is enthusiasm and a sense of humor.  Teams will consist of 6 peopleand can be any combination of ages from 6 to adults.  A minimun of 4 teams is needed.  So form your teams and sign up. 

The competition will take place on Saturday August 23 starting at 9:00 am.

Schedule of events:
9:00 am    Running of the torch.  Starting in the front of the Clubhouse
9:30 am    Field events - potato sack race, obstacle course, tug of war
                Tennis events - Quad match, ball machine challenge, pass the racquet
                F&B events - Pizza toss, dash & dine
12:00 pm  Lunch buffet in the ballroom
                Golf events - Driving, chipping and putting challenges
                Pool events - Fitness jeopardy, Noodle race
4:00 pm    Closing ceremonies and medal presentations
                ice cream and popcicles

There will be a special award for the team with the most spirit.

Documents Needed to Apply For A Mortgage

For first time homebuyers and even buyers who currently own a home, applying for a mortgage can be daunting.  It is easier if you have an idea about the documentation that you will need to supply in order to obtain a mortgage.

You will need the following documents:

  • The signed contract and addenda
  • Social Security card and photo ID
  • Past 2 years employment history including pay receipts or W-2
  • Checking and savings account statements for the past 2 months
  • Past 2 months statements for all stocks, bonds and investment accounts
  • Retirement Plan - current statement
  • If you are self-employed you will need the past 2 years tax returns.
  • If you are divorced or separated you will need the divorce or separation agreement and settlement.
  • Proof of taxes and insurance on all real estate currently owned
  • Renters must provide contact information for their landlords for 2 years.

Now you will know what information to have on hand, so that when you find that perfect home, you will be able to move forward as quickly as possible.
